Kingston, South Devon

Situated in a Designated Area of Outstanding Natural Beauty in South Devon, High Barn is just one mile from the spectacularly beautiful and unspoilt Erme estuary, itself a Site of Special Scientific Interest and full of fascinating birdlife.  Wonwell beach on the estuary offers vast expanses of sand and is perfect for swimming, paddling and fishing nets at low tide and windsurfing at high tide.

The Cottage High Barn is an outstanding stone barn conversion incorporating large beams from 18th century ships; it is an unusually spacious design. There is a second stone barn across the garden with table tennis, TV, second fridge and freezer and room for children to play.

The house has oil-fired central heating and is on two floors. Downstairs, it is spacious and open-plan. On one side, there is a comfortable large sitting room with wood-burning stove, TV and DVD. On the other side, there is a fully equipped kitchen/dining room with table for 8 people, dresser, oil-fired Aga, four-ring hob, built-in oven, microwave, built-in fridge, dishwasher, and washing machine. There is a freezer and second fridge in the other barn.

Upstairs, the large master bedroom has a king-size bed, TV and ensuite bathroom with shower. There is a second bathroom, and three further bedrooms - a double bedroom with a standard-sized bed and TV, a twin-bedded room, and a small room with custom-made full size beds.

Outside, there is an enclosed, attractive garden between the two barns; this has mature plants,  a picnic table and barbecue.

High Barn is in the quiet hamlet of Torr, half a mile from Kingston, a pretty village with an excellent child-friendly pub, the Dolphin, which serves good food. There is a very good General Store 2 miles away at St Anne's Chapel, which has long opening hours.

The National Trust path runs along the coast line and crosses the estuary, a Site of Special Scientific Interest with fascinating birdlife.  For sailing enthusiasts Salcombe and Dartmouth are about half an hour away by car; walkers will find Dartmoor National Park half an hour to the north.

Modbury (3 miles away) is an attractive  small Georgian town with an excellent butcher, delicatessen, baker, greengrocer, Co-op, post office, gift shop (great for holiday birthdays) and hardware shop where you will find practically anything you might need.  There is also a good Medical Centre, vet and chemist. It has its own newspaper and web site www.modbury.org. There is a tourist information office if this web page and the information you will find at High Barn is not enough!

Newton Ferrers (8 miles) is a beautiful natural harbour which can accommodate substantial yachts. It is also a very attractive village. For ambitious and strong walkers, the walk from High Barn across the Erme estuary at low tide and along the coastal path to Newton Ferrers provides breathtaking views. You need a car or a taxi to get back.

Bigbury (3 miles) is a friendly village with a post office and local pub (The Royal Oak) which serves good pub grub. The walk from High Barn to Wonwell Beach and then along the National Trust cliff path (recently dramatically improved) to Challaborough and Bigbury is strenuous but magnificent. You can visit Burgh Island (only accessible at low tide) and its well-known hotel.
