Set
in a large mature enclosed garden with trees, shrubs and lawns with
splashpool, the farmhouse is situated in the village of Saleignes,
surrounded by sunflowers, vineyards, forest and open countryside.
It provides a relaxed setting, yet within easy reach of Futuroscope,
Cognac, Bordeaux, La Rochelle, Saintes, Ile d'Oleron, Limoges, La
Palmyre Zoo and the beaches of Royan. The
property has been tastefully converted to include modern facilities,
yet retain character features such as exposed beams and an open
fire. The living accommodation comprises lounge with exposed
beams, open fireplace, mosaic floor, scatter rugs, comfortable three
seater settee and three seater leather chesterfield, with French
doors leading out to picnic table and BBQ area. The pine farmhouse
kitchen / dining room is well-equipped, with exposed beams, mosaic
floor, large solid pine table with chairs, gas fired range cooker,
fridge-freezer, washing machine and microwave. There are three
bedrooms, all on the ground floor - a double with Antique French
double four-poster bed, another double with Rattan style double
bed and a triple, with King Size double bed and small single bed;
a cot is available on request. Finally, the shower room has
mosaic floor, large tiled shower, bidet, toilet and wash hand basin.

This
delightful riverside cottage is situated in St Jean D`Angely overlooking
the River Boutonne, Park des Loisirs and “Atlantys”
with 3 pools, water slide, jacuzzi etc. It is an excellent area
for fishing, canoeing and walking, and there are many places of
interest nearby, including Cognac, La Rochelle, Saintes, Futuroscope
and the beautiful sandy beaches of the Atlantic coast. During your
stay, you will encounter colourful lively markets, ancient chateaux,
numerous brocante and restaurants to suit all pockets. There is
an excellent bar and restaurant nearby with table and chairs on
the river- side.
The
accommodation comprises, on the ground floor, a comfortable living
room with wonderful views of the river, and fully equipped kitchen
/dining room with exposed beams, French dresser, table and chairs,
gas cooker, fridge freezer and microwave oven; a utility room houses
a washing machine and the central heating gas boiler, and there
is an adjoining small w.c. room. Finally on the ground floor, is
the sunroom, which opens out onto a mature courtyard garden with
BBQ and garden furniture. On the first floor there are 3 bedrooms
(2 dbl, 1 with bunk beds and a single bed), a shower room and a
separate bathroom with w.c. Bed linen is provided and wine and flowers
await you on arrival.

Germanas is an idyllic and tranquil hamlet located approximately
30km to the east of Angouleme, in the Charente region. It is the
ideal location for those seeking a relaxing, peaceful and rural
holiday in an unspoilt region bordering the Dordogne. The area
is a truly undiscovered part of France, with undulating countryside,
close to the historic Richard the Lionheart circuit. This beautiful
region offers a range of outside activities including canoeing
along the River Tardoire, rambling, cycling, birdwatching, fishing
and horse-riding. An excellent 9-hole golf course can be found
just 5km away.
Recently renovated, the 18th century farmhouse offers old world
charm with all modern conveniences, set in an elevated position
with magnificent views of the Tardoire valley. Adjacent to the
Manor house, it has its own fenced gardens and a swimming pool
- the generous garden offering a sun terrace with shaded areas
and facilities for al fresco dining. Those staying at the farmhouse
share usage of the new top-quality tennis court, set in the grounds
of the Manor house. The ground floor is mainly open-plan, hosting
a spacious and comfortable sitting room with satellite TV, video,
original open fireplace with wood-burner, and French doors leading
to the pool area. The sitting room leads to a large kitchen with
dishwasher, washing machine, adjacent dining area and a separate
WC. On the first floor there are four bedrooms (2 dbl, 1 twin,
1 with bunk beds) and two bathrooms, both with showers over baths.
