brand new cottages built in traditional style, offering
a very high standard of accommodation, in secluded location
yet just 3 minutes from the heart of the delightful North
Norfolk Coastal village of Cley-Next-The-Sea. |

| The
Cottages |
These
two newly built cottages share a secluded site once occupied
by a carpenter's workshop and store, just a 3 minute walk
from the High Street of the unspoilt village of Cley-Next-The-Sea,
on the beautiful North Norfolk coast. Cley is a delightful
village with two pubs (both serving real ale and excellent
food!), a noted delicatessen, a pottery and a traditional
smokehouse selling smoked fishes and pates.
Great attention to detail has been paid to both the building
of the cottages, as well as to their decor and furnishings.
Externally, they are built from a combination of flint,
brick and shiplap, under traditional pantile roofs, each
with a south-facing garden and paved patio with shrubs and
lawn. They each have a 'cart-shed' garage, together with
parking for a second car. Please note: both cottages are
non-smoking, and sorry no pets.

Old Joinery is all on one level, with a fully fitted
kitchen, beautifully tiled bathroom, and spacious sitting
room with rugs over a wooden floor, TV and DVD player,
and Multiyork sofas around the traditional fireplace,
for which logs are provided. Large French windows open
directly onto the south-facing patio and garden. The
Master bedroom has a King-size bed, flat-screen TV and
ensuite shower room with washbasin and wc; again with
French windows opening onto the garden. The second bedroom
has twin beds, with wardrobe and dressing table. |

Walnut Tree Cottage offers a very high standard of accommodation.
Downstairs it has a tiled entrance hall (with cloakroom
off it), fully fitted and beautifully equipped kitchen,
and large sitting / dining room with Multiyork sofas, TV,
DVD, music system and open fire, with French windows onto
the terrace. The Master bedrooms is downstairs, also with
French windows to the terrace, and King size bed, flat screen
TV and ensuite with shower, wc and basin. Upstairs there
are 2 generously sized bedrooms (1 twin, 1 single) plus
bathroom with corner bath, wc and basin. |

Place |
Cley-Next-The-Sea
is on the North Norfolk coast, less than a mile east of Blakeney
and at the heart of the North Norfolk Conservation Area.
It is surrounded by beautiful countryside and is one of the
most important locations for birdwatching in the UK.
Facilities in Cley include two excellent pubs, The
George and Dragon and The Three Swallows,
a renowned delicatessen, a post office, a traditional smoke
house selling smoked fish and pates, a pottery and a bookshop. |

| Directions |
Cley-Next-The-Sea
is on the North coast of Norfolk, about 140 miles north of
London and 25 miles north of Norwich. We send out detailed
directions to our guests before their arrival but the principal
routes are as follows:- |

road |
From
London take the M11 to Cambridge, A14
to Newmarket, A11 to Norwich and the A140 or B1149 to
North Norfolk.
From the west take the A47
or A17 to Kings Lynn before taking the A148 to North
Norfolk. |

Rail |
The
nearest mainline station is Norwich, served by inter-city
trains from London Liverpool Street. There is
a limited service from Norwich to Sheringham (about
7 miles east of Cley). |
|
| By
Air |
Limited
services operate to/from Norwich airport (but these
include links to Schipol/Amsterdam). For a wide
range of international and domestic services, London/Stanstead
is about 120 miles away and London/Heathrow is about
170 miles away. |

Prices |
Weekly
cottage rentals prices are the same for both cottages,
but vary according to the number of people staying.
Prices shown below are for 2 people - extra
guests charged at between £10-£40
per person, per week, depending on season.
We
make no charge for children of 5 and under, so the
charges are based on the number of adults and youngsters
over the age of 5.
There
are no extra charges for electricity,
oil and logs. Beds are made up for your arrival, and
there is no extra charge for laundry. |

Breaks |

| Until
the beginning of April, and after the end of October
(with the exception of Christmas and New Year), we are
happy to offer weekend breaks (normally 4pm Friday to
10am Monday), midweek breaks, or where available, flexible
dates and lengths of stay to suit you. |
